Dear Property Owners:

The 2023 Property Tax bills (321,666) are available on-line and mailed.  Additionally, 1,227 bills were emailed to owners.  If you would like to receive an electronic tax bill, please call our office.  In Illinois, our taxes are billed and collected in arrears. Our 2023 taxes are billed and collected in 2024. The bills are prepared with two installment vouchers included on the tax bill.  The tax due dates this year are June 3, 2024 and September 3, 2024 recognizing the Labor Day holiday on September 2nd.

This past year, we continued to be busy with the new software program replacing our forty+ year old mainframe program.  This program is used by the offices of the Supervisor of Assessment, County Clerk and Treasurer.  The new program was used for the 2023 tax programs.  A few bugs to work out, but we are hopefully getting there.

This had been the quadrennially tax assessment year, so you may see an increase in assessed value used for tax calculations.  If you have questions about the value, you need to call your local assessor.  The number is on the bill. We cannot help with questions regarding values.

There are increases in the exemption amounts.  Both the residential and senior exemptions have been increased to $8,000 each.  Regarding exemptions, please review your exemptions showing on the bill.  Be sure you are receiving the exemptions you are qualified to receive.  It seems that every year we get a call from someone over 65 and they have never had the senior exemption (over 65).

We continue to work to improve the website.  It is available 24/7, as is our online payment program.  Online payments work very well if you want to go in that direction.  Users continue to increase.

One of the challenges we continue to experience is duplicate payments.  If your taxes are paid by your mortgage, we include that supplied information in a yellow box on the tax bill coupons.  If that information is displayed, please do not pay personally.  Last year, we received over $4M in duplicate payments we had to refund.  It is returned eventually, but sometimes we have to search for the rightful owner.

I have received preliminary numbers from the taxing bodies, and I can report that the DuPage County assessed value increased by 5.1% with a 1.06% decrease in the average tax rate, resulting in an overall DuPage County property tax bill increase of 4.04%. The 2023 tax levy is $3,383,854,630.  Depending on where you live, your individual bill could be higher or lower. I have never seen an average tax bill.
